In the North East, the equivalent figure is £783. The ratio between them is nearly three to one.
UK-wide, the average sits at £1,393, up 3.7% on a year ago.
Three things follow from numbers like these.
First, a void period in London costs roughly £77 a day in lost rent alone. Even a short void adds up at that rate. Any spend that shortens it by a few days, professional photography, a clean, a light styling kit, pays for itself quickly.
Second, the regional gap means the presentation argument sounds different depending on where you work. A landlord collecting £783 a month has less room to spend upfront than one collecting £2,317. But the void still costs real money at any rent level.
Third, rent growth is slowing. At 3.7% it is still positive, but the days of double-digit annual increases are gone. When rents stop rising fast enough to cover inefficiency, landlords who manage voids well will outperform those who do not.
