One question I get asked more than any other: vacant or lived-in, which is better for staging?

The honest answer: it depends. But here's how to think about it.

VACANT STAGING
→ Best for: new-builds, recently vacated properties, properties with dated or non-neutral furnishings
→ Benefit: complete creative control. Every piece is chosen for the target buyer, not the current owner.
→ Risk: higher upfront cost. Requires furniture hire or purchase, delivery and dressing.
→ Result: typically the strongest photography. Editors love a blank canvas done well.

LIVED-IN STAGING
→ Best for: properties where the owner is still in residence, modern homes with neutral existing furnishings
→ Benefit: lower cost. Works with what's already there — editing, repositioning, adding layers.
→ Risk: requires the owner's cooperation and emotional detachment from their own belongings.
→ Result: highly effective when done well. The goal is to make it feel like a show home — not a family home.
