Cheap property doesn't always mean a good investment.
It's one of the biggest misconceptions I see with property investing, particularly when people start looking at the North East.
You can find properties here at price points that look incredibly attractive compared with London, the South East or even other northern cities.
But the purchase price is only one part of the deal.
Before I recommend a property to a client, I'm looking at things like:
π‘ The actual street, not just the postcode
π· Realistic achievable rent
π Recent sold comparables
π¨ Refurbishment required
π₯ Tenant demand
π Potential for long-term growth
π° What the numbers look like after all the costs
Because I'd rather tell a client not to buy a Β£60,000 property than help them buy something cheap that doesn't fit their goals.
That's a big part of what I do.
I work with busy professionals who want to invest in property in the North East, but don't necessarily have the time β or local knowledge β to spend evenings searching Rightmove, researching streets, viewing properties and managing refurbishments.
My job is to do that legwork on the ground and help them build a portfolio based around their goals, not simply what's available.
