• A Conversation I Had With a Local Estate Agent This Week

    Interesting conversation with a local estate agent this week.

    A property had previously been agreed to an out of area investor… until they eventually came up to view it properly and realised the refurbishment costs were far higher than expected.
    The deal fell apart shortly after.

    It’s something I’m seeing more and more.
    On paper, a lot of properties can look like “great deals”.
    But the reality is, numbers only tell part of the story.

    What actually matters is:
    📍the street
    🏡 the type of tenant demand
    🔨 realistic refurb costs
    📈 achievable rental figures

    🤝 having reliable people on the ground
    That’s one of the reasons I stay focused purely on Darlington and Middlesbrough.

    Being local means I can physically view opportunities, speak with agents regularly, understand what tenants are actually looking for, and help clients avoid costly mistakes.
    Most of the professionals I work with do not want another full time job alongside their career.

    They want a more hands off approach with the right structure and the right people managing the process properly.
